Hi, I'm Daniel from One Percent Property, here with your weekly market update for Thursday the 27th of August, 2020. So what has been happening in property in our beautiful area over the last seven days?



To start with, Queensland had 1,246 sales in the last week, which is a massive result pre-COVID levels, lots of properties changing hands, lots of properties being sold. Good news for vendors and good news for homeowners. We had an auction clearance rate of 50%, which is a little bit up on last year which was 48, but still very strong. And in our local area, we had a whopping 24 sales in the Inner North, which is a big number. It shows lots of properties moving hands. It shows buyers are buying, and there's a strong demand for our local area, for our beautiful Inner North suburbs.



Some noticeable sales this week. Number 31 Royal Parade in Alderley sold for a cracking $2.45 million. It's a stunning home, really good result. Congratulations to everyone involved. 148 Cavendish Street in Nundah sold for $995,000. And 160 Eildon road in Windsor cracked $850,000. So what that really shows is that properties are selling at all price points, super premium all the way down to your normal price levels. There are properties selling, lots of properties changing hands, lots of really, really good results. Congratulations to the buyers and the vendors involved in those deals. And it's all good news for homeowners because properties are selling in the local area.


So the big news this week, they released the list of best performing suburbs over the last 20 years. And we had a whole bunch of them in the Inner North area, as you would expect. Number one on the list, Windsor, had 492% growth in the last 20 years as the highest growth suburb in Brisbane, which is fantastic. Number four on the list was Grange, with 463%. Kedron came in at number 11 with 426%. And then a number 15th joint was Stafford and Nudgee at 410%. So we already knew the Inner North was amazing, we love the area, but it's good to see that the prices are reflecting the livability and the value that we see in the Inner North, Kedron and surrounding suburbs and that area of Brisbane, which we believe is just the best place to be.


This week also we went unconditional on number 4 Hebe Street. So this was a tough process. I personally had to work through 163 buyer inquiries, over 80 inspections, before found the premium buyer, before I found the buyer that really suited this house. We ended up getting a cracking result, $725,000. More than $55,000 more than the neighboring property which was on the same sized lot. So congratulations to Jaylin, my vendor, and to Matteo and Sarah, my buyers on a fantastic purchase of a beautiful home.
