Hi. I'm Daniel from One Percent Property here with your weekly market update on Thursday, the 10th of September, 2020. So what has been happening in our local property market in Kedron and surrounding suburbs over the last seven days? Well, I wanted to start with a quick message to homeowners in the area, specifically homeowners who might be thinking about selling their property maybe in the next 6 to 12 months. The market at the moment in our local area in the inner northern suburbs, Kedron and surrounding suburbs, is unusually strong. There are more buyers trying to buy property than there are sellers selling at the moment. So what that means is there's a lot of properties getting really, really high prices, a lot of properties selling very, very quickly, and a lot of really, really happy vendors because they're getting better results than they had expected for their homes.

Now, that is a fantastic market to be selling in. To add to that, we are now going into September, October, which is the spring selling season. Traditionally, this is one of the strongest times of year to be selling property. The flowers start to bloom. Everything is gorgeous. Buyers come out in force. The final point is that moving forward from the next few months, no one really knows what's going to happen in the property market. There's quite a lot of uncertainty. So it is fairly realistic to say that you might not have another opportunity to sell in such a strong market for 6, 12, maybe even 24 months.

So looking at property this week in Queensland, we had 1,372 sales. That's up again on the week before, which was up on the week before that. Things are getting stronger and stronger. More properties changing hands. Lots of people buying, which is obviously fantastic news for homeowners in the local area. The auction clearance rate was 61%, which is up 4% on last year. So obviously, very strong there as well. In the northern suburbs, Kedron and the surrounding area, 24 sales, which is a fantastic number. Lots of properties moving hands. The Brisbane property price over the last month has dropped by 0.1%. Since the start of COVID, the price has dropped by 0.6%. We're still up 3.6% on last year. So it's still doing well at the moment, but you can definitely see we're starting to level out, and hopefully, it's not going to start to drop from here.

Some notable sales in the local area. 93 Cremorne Road in Kedron sold for $835,000, which is a fantastic result. 31 Highland Street in Gordon Park. That fetched $830,000. Now, that's a townhouse. So that is a really, really good result. We also settled on number 4 Hebe Street this week. So number 4 Hebe Street in Bardon. It's on a main road. So obviously, it's not suitable for everyone. It took us four weeks to get that on under contract.

I personally worked through 144 inquiries, 80 property inspections to find the right buyer that was going to pay the premium price and get an offer above the asking price for our happy vendor. Congratulations to Jaylin on the sale of his home. That's a little indication of the 1% difference of the... I will always go to as much effort as possible. I will always do everything in my power to make sure I get the deal done and to make sure I get it done above the asking price of the vendor. If it's 144 inquiries or 300 inquiries, I'll get through them. I'll get it done, and I will find the right buyer.
