Hi, Daniel from One Percent Property coming to you on Thursday the 28th of January 2021, for your weekly market update with everything that's been happening in the local property market over the last seven days. So looking at Queensland we had 1,342 sales in the last week which is a good number, auction clearance rate of 71% which is a massive number.

So it obviously reflects the high buyer sentiment, the strong buyer sentiment in the market. 27 sales in Kedron in the Australian suburbs in North Brisbane which again is a very strong number lots of properties changing hands.

A couple of notable sales in the area at One Percent Property, we sold three at 11 Lasseter street in Kedron, that one we sold for 327,000 sold it during our pre-market phase before it even got on to a database buyer for the second highest price achieved in the last 12 months for a two bed, one bath apartment.

Also, 7 Gruner street in Everton Park was quite a notable sale a 1,041,000 for that which is a fantastic result for Everton Park, it's so great to see those areas really coming up and getting some great prices. At One Percent Property locally we have been very busy this week, 205 at 58 Thistle street i mentioned it last week we had four offers on the table that one went under offer for a really big price, I'm excited to share that price with you once we go on conditional but it was a fantastic outcome for the vendor and she is very happy. Eight at two Riverton street is on the market beautiful two bedroom, two bath, two car apartment in Clayfield great location near St. Margaret's great apartment very well maintained. And also we've signed up new two new properties today in 24 hours which is a new record for me at one percent. Nine at 59 Clarence road in Indooroopilly is going to come to the market in about a month's time, and also five Blackton street in Logan central a little out of my area but it's a nice little home great investment that one will be on the market in a few weeks.

And coming soon we have a number of other properties in the area and also a little out of the area, so a lot of exciting homes and I'm really pumped to share with you over the next few weeks, over the next month. In the media this week the big thing that I saw was an article talking about watch what forecast you listen to, you're always going to have guys in the one corner talking negative 30, 40%, and then the other corner talking positive 30, 40%, probably best to obviously think about where they're coming from, do they have reason to be pushing a certain high or low price on their hidden agenda, and obviously usually the best thing to do is take the mid ground. And for me personally, I believe we're going to have good growth probably double digit so the inner North area in the next 12 months probably continuing for a couple of years, but whether it's going to stretch up to that 20% or something like that I don't think so, but I certainly see some good growth and I certainly see a lot of properties moving hands.

The market at the moment is very heavily weighted towards the seller. There are less properties on the market than there are buyers, we're getting hundreds and hundreds of people through inspections across the inner north, people are lining up down the street.

It's pretty common to see that at the moment for open homes, so it really is an incredible time to be selling property and obviously to own property as well.
