Hi, this is Daniel Hooper from One Percent Property, here with your Weekly Property Market Update on Thursday, the 6th of May, 2021. So beautiful people of Brisbane, what has been happening in our stunning city over the last seven days in property? Lots of good news as we've been getting used to over the last few weeks. In Queensland, we had 1,350 sales over the last seven days, 72% auction clearance rate. That was 8% this time last year. Now, give obviously that was during the COVID lockdown or just after. So obviously not a lot happening in property back then, but doesn't it show how far we've come over 12 months? 72% auction clearance right up from 8%. In the inner north, we had 33 sales, which again is a very, very healthy figure. Some notable sales in Kedron: we had 24 Homebush Road, that sold for $1,000,078, a great result for not a brand new property. At 367 Webster Road in Stafford Heights, $679,000 on Webster Road. Cracking results −shows some really, really good strength continuing in our local market. In the media this week, we're looking back a year ago, everyone was predicting 20 to 40% drops in the property market. Everybody was panicking. It was really quite nerve-wracking. I remember looking at it back then and just saying no, that it's not going to happen, not in Brisbane anyway. And now we're a year on and all the media is talking about the strongest price growth we have seen in my lifetime. Since 1988, this is the strongest price growth we've had in Brisbane; since I was born. So it's incredible to see how things change. And I guess a lot of it is fear-mongering from the media articles, but it's great to sort of, to really realize that you shouldn't pay a lot of attention to that stuff. And you should do your own research and come up with your own deductions. So something else that we've noticed over the last month is new loan approvals in April were up 5.5%. Not necessarily a good thing for people looking to buy, because it means more buyers are coming into the market. It looks like that was driven quite a bit by investors, more investors are coming into the market. Obviously, we're already inundated with home buyers; everybody's looking to purchase. So again, it's a very, very strong market to be selling, and it's a tough market to be buying, unfortunately. At One Percent Property this week, 28 Folkston street. I mentioned last week, we launched that on Tuesday, under contract on Saturday, we had four days on the market, 27 inspections, three offers, and that's another suburb record. So we broke two suburb records the week before in Stafford Heights. This one is the highest price ever achieved for a four-bed, one-bath in Albany Creek. Coming soon, also I have number 12 at 159 Clarence Road and Indooroopilly, sold number 9 in the same building a few weeks ago. Number 12's now coming up: beautiful apartment, two-bed, two-bath. It's got a massive, probably 120 square meter rooftop terrace that is private to that apartment. So it's a really, really great little unit as an investment or as a live-in property. Also 97 Samuel Street in Camp Hill−cracking little three-bed, two-bath. That will be coming in the next couple of weeks as well; as well as a number of other properties.
