Hi, this is Daniel from One Percent Property here with your weekly market update on Thursday, the 3rd of December, 2020. So what has been happening in our beautiful state, in our beautiful city and in our beautiful area, Kedron and the surrounding suburbs over the last seven days in property?
In Queensland this week, we had 1,583 sales, which is a really big number, bigger than we've seen even in the recent weeks where the market has been showing really good strength. That's all good things, all good news. An auction clearance rate of 67% up on 57% this time last year again, really fantastic news showing strength in the market. The Inner Northern area, Kedron and the surrounding suburbs, we had 35 sales, which is again, a lot of properties moving hands. It looks like a lot of people trying to buy their homes and get things done before Christmas, a few notable sales.
I personally sold 8 Malcolm Street in Enoggera for $960,000. That is a cracking result. It's a street record, really, really happy that I could get that result for Mick, my vendor, and it's actually $60,000 more than the house directly next to it, which is on the same sized lot, very, very comparable property. Glad to have been able to deliver that result for Mick and congratulations to Mick and also to Barbara and Justin, my buyers.
Another great result was 22 Victoria Terrace in Gordon Park sold for $1.6 million. That was on a 405 block so fantastic result there.
A townhouse at 3/42 Campbell Terrace in Wavell Heights that one cracked $650,000, which is a fantastic result for a townhouse in the area.
In the media this week, the big thing is the state borders are open. Victorians and New South Welshman are welcome in our beautiful city and I really expect this to put even more upward pressure on a market that is already extremely hot. People are already climbing over themselves to buy property in the Inner North area.
Now that we're going to add in people from Melbourne and Sydney, I foresee a really, really interesting Christmas. I think it's going to be a lot more lively in the property market than it traditionally is. Obviously, the growth is going to continue into the coming months and hopefully the coming years.
At One Percent this week, this has been the biggest week I've ever had in property. I'm so grateful to be able to work in such an amazing area. We had 6/205 Boundary Street that one sold congratulations to both Denise and to Fowler, my buyer, 8 Malcolm street in Enoggera. I've already mentioned that one sold this week. 5 Waratah Crescent also sold. That one went under in 10 days and settled this week as well.
You remember last week I mentioned I launched 3/11 Lasseter Street in Kedron. Now that was a pre-market launch. We did not put it on realestate.com. That one is sold under contract in seven days without even going onto realestate.com or domain. This week, we also listed 6/55 Sixth Avenue, which is another beautiful two-bedroom apartment in Kedron. This one's got city views, beautiful location, really quite special.
